Be a Big Fish in a Small Pond

Advice to property managers: be a big fish in a small pond.

I see a lot of PMs take listings wherever they can. Across state lines, different markets, even different countries.

I’ve noticed that my clients that do this have WAY worse guest reviews, because it’s super hard to keep quality high when inventory is spread out and about.

The PMs I work with who pick one specific market and go all-in consistently outperform: higher margins, better guest reviews, smoother operations.

The ones who dominate a small, defined niche are making a killing.

It’s also way easier to deliver an exceptional guest experience when you actually know your market, cleaners, vendors, seasonality, and guest expectations.

You know what they say, the riches are in the niches. Pick a niche market and stay there.
